Plastering job guide
Fire-rated & wet-area linings.
Fire-rated and wet-area linings are specialist plasterboards installed where a project calls for them: fire-rated board in specified fire-separating walls and ceilings, and moisture-resistant board in bathrooms, laundries and other internal wet areas. Each is fixed and set to the project specification. It suits renovations, extensions, granny flats and builders' projects.
The job in context
Fire-rated and wet-area linings are different systems selected for different requirements. The board, fixings, joints and supporting details need to follow the project specification. Wet-area lining is also a separate part of the project from waterproofing and tiling.
What to discuss
- Linings forming part of a specified fire-rated system
- Moisture-resistant linings for suitable internal wet areas
- Junction and penetration details to include in the scope
Common questions
What is included in fire-rated or wet-area lining?
Fixing the specified fire-rated or moisture-resistant plasterboard with the required fixings and joints, and setting it ready for the next trade. Waterproofing and tiling in wet areas are separate trades.
How long does it take, and what affects the price?
Wet-area board is lined before waterproofing and tiling, so timing is set around those trades. The area, the board system specified, the ceiling height and access affect the time and the quote.
What should I send?
Your suburb, drawings and the board or system specification if you have them, which rooms are involved, and who is doing the waterproofing and tiling.
Signs you need moisture resistant or fire rated linings
Water damage often shows as bubbling paint, soft spots, or brown stains on bathroom and laundry walls. These signs suggest the existing board cannot handle the moisture levels. Replacing standard board with moisture resistant linings helps prevent the surface from sagging or crumbling in damp environments.
Fire rated linings are required in specific areas to slow the spread of fire between rooms or floors. You may need these when adding a granny flat or extending a home. These boards are denser than standard plasterboard to provide a barrier in walls and ceilings as per the project plans.
The installation process
We start by checking the framing to ensure it is straight and secure. The specified fire rated or wet area boards are then measured and fixed to the studs or joists using the correct screws. This forms the lining of the room.
Once the sheets are up, we apply tape and jointing compound to the seams. This setting process involves multiple coats and sanding to create a flat surface. For wet areas, this provides the base that the waterproofing trade will later cover.
Preparing the room for work
Clear the area of all furniture, cabinetry, and loose items. Removing these allows us to move freely and protects your belongings from dust. If the room is part of a renovation, ensure other trades have finished their rough-in plumbing and electrical work.
Cover any remaining flooring with drop sheets. Plastering involves sanding and cutting that creates fine dust, even on a tidy site. A clear room reduces the time spent on setup and allows the boards to be installed without obstruction.
Factors that affect the job
Ceiling height and access play a large role in how a job progresses. Very high ceilings require more equipment and time for sheeting and sanding. The condition of the existing timber framing also matters, as uneven studs may require extra effort to get a flat finish.
Drying time for jointing compound depends on the weather and ventilation in the room. We also coordinate with other trades. In bathrooms, the plastering must be fully complete and dry before the waterproofing and tiling can begin.
What to send for an accurate quote
Send photos of the current room and any visible damage. If you are replacing a ceiling, photos of the roof space or framing are helpful. Include the measurements of the walls and ceilings so we can estimate the amount of board required.
If the work is for a new extension or granny flat, send the project specifications or drawings. Let us know the cause of any existing water damage so we can determine if the framing needs attention before new linings are installed.
