Plastering job guide

Ceiling installation & replacement.

Ceiling installation and replacement covers new plasterboard ceilings in extensions and renovations and replacing ceiling sections that have sagged, cracked or been damaged. The new board is fixed, set and finished with a cornice or square-set edge, so the ceiling is flat and ready for paint. It suits homeowners and builders.

Text your suburb, the room or surface, approximate size and photos if useful.

The job in context

A ceiling project can involve a small replacement section or a complete new lining. Access, ceiling height, existing fittings and the junction with each wall all affect the scope. Tell us whether the ceiling is flat, angled or part of a new extension.

What to discuss

  • New plasterboard ceiling linings
  • Replacement of damaged ceiling sections
  • Cornice or square-set junctions

Common questions

What is included in a ceiling job?

Fixing new ceiling plasterboard, setting the joints, and finishing the wall-to-ceiling junction with a cornice or square-set edge. Openings for lights, fans and vents are cut to suit; fitting them is the electrician's job. Removing an old ceiling and painting are discussed in the quote.

How long does it take, and what affects the price?

Ceilings are set in several coats with drying time between them, so most jobs need more than one visit. Room size, ceiling height and access, the number of light and vent openings, and whether an old ceiling has to come down first all affect the time and the quote.

What should I send?

Your suburb, the rooms involved and rough ceiling sizes, the ceiling height if it is higher than usual, and photos of the ceiling and any damage. Say whether you want to keep the existing cornice.

Signs your ceiling needs replacement

Homeowners often notice sagging boards or long cracks running across the surface. These can be signs of old materials failing or movement in the house. Water stains from roof leaks often weaken the plasterboard, making it soft or prone to collapse in specific areas.

Peeling paint or crumbling joints may also indicate that the ceiling has reached the end of its life. In some cases, old ceilings may not be flat, which becomes obvious when you try to install new lighting or window treatments.

The ceiling installation process

The work begins with fixing the plasterboard sheets to the ceiling joists. We ensure the boards are tight and level across the room. Once the sheets are up, we cut holes for the electrical fittings and vents required for the space.

The next step is setting, which involves applying tape and jointing compound to the seams. This process requires multiple coats. We apply each layer, let it dry, and sand it back to create a flat surface. Finally, we install the cornices or create a square set edge.

Preparing the room for work

To make the work easier, we ask that the room be cleared of furniture and fragile items. Plastering creates dust during the sanding phase, so covering floors and remaining fixtures with plastic sheets is a good idea.

Removing old curtains or blinds helps us access the wall-to-ceiling junctions without obstruction. If the room is currently used for storage, moving those items out allows us to set up ladders and scaffolding safely.

Factors that affect the job

Ceiling height plays a large role in how a job is handled. Higher ceilings may require different equipment for access and take longer to finish. The condition of the existing timber framing also matters, as unstable joists may need attention before new boards go up.

Drying time for the jointing compound is affected by the weather and ventilation in the room. Other trades, such as electricians or painters, must coordinate their visits so the plaster is fully set and sanded before they begin their work.

What to send for an accurate quote

When asking for a quote, please include clear photos of the current ceiling. If there is damage, photos of the affected area and the cause, such as a leak, help us understand the scope. Rough measurements of the room length and width are also useful.

Let us know if you have a preference for the finish, such as cornices or a shadowline edge. Mentioning the ceiling height and whether the room is empty or occupied helps us plan the time needed for the project.
